Leak troubleshooting
Finding a leak is detective work, not surface work. Water enters at one point, travels along the structure, and appears somewhere else — so the method is to work backwards from the symptom and eliminate paths one at a time.

Sealing the nearest suspicious spot is fast and frequently wrong. A repeatable sequence is slower on the first visit and cheaper across the whole problem.
The first step is to characterise the symptom precisely: where it appears, how large it is, whether it is spreading, whether it recurs in the same place, and which weather produces it. A stain that appears only during a long southerly blow tells a different story from one that follows every afternoon shower, and both are more useful than a photograph alone.
The second step is to map the plausible path. Interior water travels along framing, across the top of ceiling finishes, and down the inside of walls. Working from the symptom uphill and outward across the roof produces a short list of candidate details: a penetration, a valley, a wall junction, a skylight or curb, or an edge condition.
Only then is it reasonable to test. Controlled water application, one candidate at a time from low to high with an observer inside, is what turns a list into an answer. Where testing is inconclusive, a small controlled opening at the most likely point is more honest than a broad application of sealant hoping to cover the cause.
Non-roof sources are ruled out as part of the same process. In Miami, air-conditioning condensate lines are a common and easily misread cause of ceiling staining, and no amount of roof work will resolve them.

› Why is the stain never above the actual leak?
Water enters at one point, then travels along the underside of the deck, down a rafter, or across a ceiling membrane until it finds a low spot or a seam. By the time it becomes visible it can be several feet away and on a different plane. That is why troubleshooting works from the visible stain back uphill rather than assuming the entry is directly above it.
› Is every ceiling stain a roof problem?
No, and that matters because roof work will not fix a plumbing or air-conditioning problem. Condensate lines, supply and drain plumbing, wall penetrations, and window or door heads all produce ceiling and wall staining. Ruling those out is part of a careful assessment, not an attempt to avoid the job.
› Does a leak only in heavy rain mean something different?
Usually yes. A defect that leaks in any rain is typically an open path. One that appears only in wind-driven or prolonged rain often points to a marginal lap, a drainage path that backs up when volume is high, or an area where water is being pushed uphill against the direction the detail was designed for.
› What is a water test and when is it useful?
It is a controlled application of water to one suspected area at a time, working from low to high, with someone watching inside. It is useful when several candidate details exist and the roof is otherwise dry, because it isolates one variable at a time instead of guessing.
› Can moisture readings replace opening the assembly?
They narrow the search but do not settle it. Meters and infrared differences indicate where moisture is present, not what defect let it in or how far damage extends. Confirming the cause generally still requires opening a small area at the suspected point.
